How do you find out if a manufactured home in Missouri was moved?
In Missouri, start with the Department of Revenue, which titles manufactured homes, and the Public Service Commission, which licenses installers of new homes. If the home was made real property, an affixation form is on record with the county Recorder of Deeds.
Where the records are
- Title records. The Missouri Department of Revenue's Motor Vehicle Bureau issues manufactured home titles, through any license office. Ask what the title history shows for earlier owners and addresses.
- Installation. The Public Service Commission's Manufactured Housing and Modular Units Program licenses installers of new homes and inspects installations.
- Real property records. A home converted to real property has a "Manufactured Home Affixation or Severance" form recorded with the county Recorder of Deeds and filed with the Department of Revenue. A severance on record is worth asking about.
- The home itself. When the paper trail stops, an engineer inspects the home and reports what the installation shows.
