How can you find out whether a manufactured home was moved?
Start by collecting the records that describe where the home has stood and when. A dated installation record is strong evidence, and a verbal story is not, so write down where each fact came from.
Which records should you ask for?
Ask the seller, the listing agent, the owner's family, or whoever holds the file for:
- Transport, installation, permit, or setup records.
- The manufacturer, model, manufacture date, and other identifiers for the home.
- Earlier engineering reports and any repair records.
- Older closing or financing records, which are worth reviewing for anything about the home's history.
- Details of porches, additions, or structural changes.
Where do you write it all down?
Use one page with four lines: the current address, the earlier address if any, the approximate move date if it is documented, and the source of each. "The seller thinks it moved" and a dated installation record are not equivalent, so label anything uncertain. Our guide on what the data plate and HUD labels tell you covers the identifying records.
What if the records disagree?
Keep both versions and note which source says what. Do not choose the version that makes the transaction sound easier. A usable file reports the evidence as it is.
What if there are no records at all?
Say that plainly to whoever needs to know, such as your lender or the title company. You do not need to rebuild the history from memory or take unsafe photos of the crawl space. Ask what the other party will accept and tell them what you could not find.
Can an inspection settle it?
An engineer can document how the home sits now and whether there is visible evidence of damage, alteration, or settlement that may relate to a move. That is a statement about condition. It is not a substitute for installation records, and it may not prove whether a move happened. A home moved years ago is still a reportable condition.
Where do reports apply?
Each report is signed by an engineer licensed in the state where the home sits: Missouri, Arkansas, Illinois, Kansas, Iowa, Nebraska, or Indiana.
